Rental Policy

PAYMENTS
Rental payments may be paid in full or by placing a deposit equal to at least (Twenty-Five Percent) 25% of the total balance due. The deposit will be applied toward the total rent payment. The remaining rental balance is due (Fifteen) 15 days prior to your arrival date.
TRANSFER OF RESERVATION
Guests may transfer their reservation to another. The unit must available and guests are responsible for any additional charges should the rental rate of the new unit be higher.

CANCELLATION
A Thirty (30)-day notice is required for any cancellation. Cancellations that are made more than Thirty (30) days prior to the arrival date will incur no penalty. Cancellations or changes that result in a shortened stay or that are made less than Thirty (30) days prior the arrival date are subject to no refund. Cancellation or early departure does not warrant any refund of rent.

PARKING
Parking is limited to Two (2) vehicles. Vehicles are to be parked in the designated parking areas only. Parking on the road is not permitted. Any illegally parked cars are subject to towing; applicable fines/towing fees are the sole responsibility of the owner’s vehicle.

CHECK-IN
Check-in time is after 4:00PM CST. Early check-ins may be available no earlier than 12:00PM CST on the day of the check-in. Early check-ins may be available at a rate of Fifty Dollars ($50.00) for each Four (4)-hour period. In rare instances, access to the unit may be unavoidably delayed due to cleaning or maintenance issues. No discounts will be offered due to a late check-in.

CHECK-OUT
Check-out time is no later than 10:00AM CST. Late check-outs may be available at a rate of Fifty Dollars ($50.00) for each Four (4)-hour period.

DAMAGE/RESERVATION DEPOSIT
While we do not charge a damage deposit upfront, we will charge guests staying in our units, in addition to the rental rate, in the situation that the following provisions are not met. No damage is done to the unit or its contents, beyond normal wear and tear. No charges are incurred due to contraband, pets or collection of rents or services rendered during the stay. All debris, rubbish and discards are placed in dumpster. Everything in the unit is turned off and the unit is left locked. All charges accrued during the stay are paid prior to departure. No linens are lost or damaged. No early check-in or late checkout without prior consent. The guest(s) is/are not evicted by the representative of the owner or the local law enforcement. The management company reserves the right to immediately charge guest(s) an initial fee of up to One Thousand Dollars ($1,000.00) for any damages done by any guest(s) while staying in any of the units whose owners it represents. Also, guest(s) agree to such a charge by entering the unit. Once the final costs have been assessed there may be a refund or an additional charge to the guest pending on the total cost to remedy the damage.

MAXIMUM OCCUPANCY
The maximum number of guests is limited to Four (4) persons for a one-bedroom unit, Six (6) persons for a two-bedroom unit, Eight (8) persons for a three-bedroom unit and Ten (10) persons for a four-bedroom unit unless otherwise stated. An additional charge of Fifty Dollars ($50.00) per person per night will be assessed for guests staying beyond the maximum allowed.

PETS
Pets are not permitted in our rental units under any conditions.

SMOKING
Since all of our units are non-smoking, no smoking is not allowed in the unit under any circumstances. If guests smoke in the unit they will be charged a Two Hundred and Fifty Dollars ($250.00) fine and will be held responsible for any additional costs to deodorize and clean the carpet and furniture.

HOUSEKEEPING
While linens and bath towels are included in the unit, daily maid service is not included in the rental rate. We suggest you bring beach towels. We do not permit towels or linens to be taken from the units.

MAINTENANCE
Please report any maintenance issues immediately by calling or texting 417-BRANSON (417-272-6766). Please do not leave any windows or doors opened while the A/C or heat is on.

INCLEMENT WEATHER
No refunds will be given due inclement weather.

FALSIFIED RESERVATIONS
Any reservation obtained under false pretense will be subject to forfeiture of advance payment, deposit and/or rental money, and the party will not be permitted to check in.

PROPERTY RULES AND REGULATIONS
Please review all rules and regulations governing the use the property. Failure to comply may result in eviction. Eviction by not following the rules will result in forfeiture of all rental payments and deposits made.

ATTORNEY FEES
Should BransonCondosOnline.com engage legal counsel for the purpose of enforcing any or all parts of Rental Agreement guest(s) shall be responsible for any attorney fees and court costs involved. This transaction shall be governed and construed with the laws of the State of Missouri. Venue for any cause of action arising out of or in connection with this transaction shall solely be in Taney county, Branson Missouri.

FINES
BransonCondosOnline.com reserves the right to assess a fine of minimum of Fifty Dollars ($50.00) to the credit card on file for any infractions or behavior not in compliance with the policies stated in the agreement and/or any additional rules and regulations related the rental property. By booking a reservation with us you state that you have read, understood and agreed to the rental agreement, rules and regulations provided.

AMENITY PASSES
Please make sure all doors the to the rental property are locked when you are not at the property. For your convenience we have equipped the main entrance door of the rental property with a keyless entry pad. In the event that the rental property is equipped with an amenity key pass or amenity tag and it is lost, there will be a Fifty Dollars ($50.00) replacement fee charged to the credit card on file.

NO SUBLETTING
The rental property may not be sublet. Your reservation is not transferable to any other party.

MINIMUM AGE REQUIREMENT
No rental property/unit will be rented to anyone under the age of Twenty-One (21). A parent or guardian must accompany anyone under this age at all times while staying in the rental unit. Reservations made under false pretenses of any kind will result in eviction and forfeiture of all rental payments and deposits.

NOISE
Each person shall have due regard for the comfort, convenience and pleasure of the other occupants of the community. Therefore, no person shall commit nor permit any nuisance, including but not limited to, the making of excess noise, playing of stereos, televisions, radios or any other noise making or entertainment instrument at a volume which BransonCondosOnline.com, at its sole discretion, deems excessive. The public use of profane and /or abusive language in or about the unit or complex is prohibited. No person shall commit or permit in or near his unit, any act or carry on or allow the carrying on of any activity which is in violation of any state law, city ordinance or law of the United States.

NO UNDERAGE DRINKING, FIREARMS AND/OR DRUGS
If BransonCondosOnline.com is made aware of any underage drinking, firearms or drugs on the property, it will be reported to the authorities and will result in eviction and the forfeiture of all rental payments and deposits.

SECURITY OF PERSONAL PROPERTY
BransonCondosOnline.com is not responsible for any acts of vandalism and/or theft or any other damages to the personal property or for personal items left by a guest in the rental property after check out. In addition, BransonCondosOnline.com and/or the owners of the rental property are not responsible for any accidents, injuries or illness that occurs while on the premises or its facilities. By accepting this reservation, it is agreed that all guests are expressly assuming the risk of any harm arising from their use of the premises or others whom they invite to use the premise. It is also implied that all guests agree in full to the above written agreement.

AGENT FOR OWNER
BransonCondosOnline.com serves as the agent for the owner of the unit.

WRITTEN EXCEPTIONS
Any exceptions to the above mentioned policies must be approved in writing in advance.
